    Homes for Sale by Owner
    by Lochlan Walker

For Sale By Owner is sometimes abbreviated or referred to as FSBO. It is a real estate term which describes the situation in which a property is offered for sale directly by its owner and without that owner having solicited or hired the help of a real estate broker. The desired result is that no real estate commission is associated with the sale allowing greater margin for the seller. In recent years, the term has been used more broadly to describe the process of marketing, buying, and selling of real property without the representation of a real estate broker. Property Sales Direct is a FSBO site which allows listings for the Sydney Metropolitan area in Australia.

Many sellers who choose to sell their Homes For Sale by Owner do so to avoid paying a commission to a real estate broker. Depending on the Country and agent this commission may vary . In the USA, it is typically 6% of the selling price of the but commissions can range between 5% and 7% in different markets across the U.S. as well as in Canada. In Australia it is estimated to be around 2.5%., however Agents may also charge for an advertising package as well which will run for a specific period of time. For sale by owner has become more popular in countries like Canada and the USA. As of Today FSBO in Canada accounts for 20 to 25 % of homes sold in in Canada . The FSBO market within Australia has been restricted with major property portals only allowing property advertisements through real estate agents.

Most real estate agent in Australia currently use two main property portals or websites There have been several attempts by licensed agents working with or for For sale by owner websites to list on these portals with the private sellers details exposed . Currently as of today this is not possible . While one portal/website does allow an individual owner to take out their own add, at a much higher cost, and shorter period of time then typical sales cycle , the other major website is not available to private sellers without the use of an agent. This seems to further encourage the use of an agent and their control on the industry.

In the US there is a MLS system in place which private sellers can get get their property listed for a fee to help give them national exposure. FSBO sites in the USA have been able to negotiate listings on the MLS with agents or Brokers. As of Today the two large portals in Australia have not opened up there doors to such business. Until a system is put in place, For sale by owner sites will have to battle it out for market share in Australia, however based on world figures there Australia should see an increase in houses sold by owners in the future.

Many people in Australia and throughout the world have successfully sold there houses by themselves without the use of a real estate agent. FSBO sites will become more popular in Australia as other FSBO sites have been successful and well documented throughout the world.
